ISU’s student enrollment was growing, but it’s residence facilities were outdated. In response, it decided to form strategic partnerships with private developers to offer off-campus living to upperclass students. Tartan’s mixed-use development, The Flats at ISU, leveraged the firm’s past success in the community and relationships with top retailers to bring the leading student housing option to the campus community.  

The first phase of The Flats opened in 2011 and, in addition to three- and four-bedroom apartments, included 7,600 sf of retail with Chipotle and Meatheads on the first floor. The building was the first student housing development at ISU designed to LEED certification. A second phase opened in 2012, adding 28 units, indoor heated parking, and community amenities, including a study lounge, game room, and bike storage. 

Phase III, complete in 2014, further enhanced the project with an additional 100 units and 285 beds. Taken together, the three buildings made The Flats the undisputed housing option at ISU. 

The unit mix and amenities at The Flats are designed to appeal to diverse students, including graduate and international students. For Phase III, a combination of studio, two- and four-bedroom units provide different scales of privacy. A large study room accommodates graduate students, who typically work in groups. All units were equipped with condo-grade fixtures and appliances and modern furniture. 

The buildings stand apart from their counterparts in the market for their quality of workmanship, attention to safety, and design. Tartan also developed a standalone retail center across the street with Potbelly’s and Noodles & Co. restaurants as the principal tenants. The Flats is part of a designated TIF district. The development was sold in 2015.
